This is an established, non-smoking house share. It would suit a mature, considerate and reliable person looking for a comfortable and peaceful home rather than a party house.

Rent includes gas, electricity, water, council tax and broadband, subject to the fair-usage terms explained before the tenancy is agreed.

TENANCY

The room will be let under a monthly assured periodic tenancy. Tenants are normally required to give two months’ written notice when they wish to leave, unless a shorter period is agreed in writing.

TENANT REQUIREMENTS

We are looking for a clean, respectful and financially responsible tenant who will be considerate towards the other residents and help maintain a peaceful home.

All applicants will be assessed using the same affordability and referencing requirements. All lawful sources of income will be considered equally.

Applicants will be required to provide:

• Photographic identification and evidence of the right to rent in the UK
• Evidence of income and affordability
• Previous landlord and/or employer references where available
• A satisfactory affordability and referencing assessment
• One month’s tenancy deposit

Single occupancy only. Smoking is not permitted inside the property.

Pet requests will be considered individually, taking account of the suitability of the property, the shared accommodation and the other residents.
