Immaculate Double Room in semi-detatched house

We are a Gay couple (male) & looking to rent out our Immaculate newly decorated south facing double room to a suitable lodger in Cefn Glas, Bridgend. We are fairly quiet going & don't do wild parties or clubbing etc... It's more Camomile Tea & reading these days lol.

We are both quite private and respect other people's privacy too. We ask that you respect others privacy and not enter other lodgers rooms. We are also considerate when it comes to others working unsociable shifts such as night shift/early morning starts/days off and we expect the same in return.

We are happy to receive any orientation/gender.

Room size is 3. 5m x 4. 5m

Room comprises a modern metal framed double bed with frosted glass winged bedside tables attached. Oak effect sideboard with drawers and cupboards. Oak effect office desk for your pc/laptop etc... Oak effect dvd storage cabinet. Glass door double corner unit. Two built in cupboards for hanging your clothes with shelves above.

Towels, Curtains & Bedding/duvet/duvet covers and sheets are provided, or if you have your own we will remove ours.

Unlimited wifi with strong Wireless broadband signal throughout house. Dedicated router with fibre optic unlimited broad band in the room too. Digital tv aerial dedicated to the room also for the 46" flat screen HD TV with built in free view and a DVD player .

We are fairly quiet & laid back - we also have 3 rescue cats which tend to stay downstairs as they're getting on a bit & would be no problem keeping them out of your room. Close your room door and they won't go in - they tend to prefer our room. We vacuum every other day to keep on top of the hair and fur lol.

Iron & ironing board in one of the spare rooms adjacent which we can all share.

Large second sitting room which has been recently decorated and a log burner installed, you are welcome to use it too & large lounge which also has been recently decorated. Likewise you are welcome to sit with us or keep yourself to yourself - entirely up to you.

Clean kitchen with Bosch tumble dryer, (be sensible and don't use when the weather is nice out), Bosch washing machine (again be sensible & don't go washing tiny loads lol), Bosch dishwasher, gas hob & gas oven, microwave, kettle, toaster, steam cooker & Next Slow cooker. Bosch Tassimo coffee machine - buy your own pods or use mine at your peril lol.

We recycle as best we can and try to be as green as we can. Conservation is key and it's little things like turning the tap off whilst brushing your teeth and not washing the dishes by hand and turning your room lights and tv off when you're not in the room that help to keep the bills down and your rent not to increase.

You will have your own wall cupboard for food storage, two shelves in the fridge & two drawers in the freezer. Ample room we feel for one person. All crockery & cutlery is provided. You can do your own cooking - we love to cook so you may find yourself served up an experimental complimentary meal from time to time - free of course lol.

Bathroom with shower (no bath), which we keep spotlessly clean at all times. You will have a double cupboard under the bathroom sink for storage & 2 shelves of the corner shower unit for toiletries etc.

Toilet rolls, laundry detergent, fabric softener, cleaning materials such as dusters, furniture polish, window cleaner, washing up liquid etc... Are all provided.

Filtered Britta water jug for everyone to use in the kitchen along with Britta Filtered Hot water dispenser for your tea/coffee etc...

We do the cleaning all around the house except for your room. We ask that you keep your room tidy and aired regularly - if it starts to smell or becomes an eye sore we WILL tell you.

Bathroom and kitchen are kept clean and tidy. Lounge, dining room & hallway are vacuumed regularly & kept tidy and fresh.

Large south facing front garden & large furnished back garden, which is fairly private, with rotary drying line & shed. Next door neighbour is elderly & very quiet & friendly.

Our car is on the drive so parking would be on the road in front of the house. Most of the neighbours park there too & it's no trouble.

There is a doctors surgery a few doors down alongside a chemist. Spar, chippie, Chinese takeaway & a post office. Town centre is less than 5 mins driving or 10-15 minutes walking.

The photos really don't do it justice - lovely sunny & bright and fresh! House is warm & clean, double glazed & central heated. All we ask is you keep your room clean, pick up after yourself & be mindful that the bathroom & kitchen are shared & leave as you expect to find. Whole house has recently been redecorated and is lovely and warm and bright and fresh.

We do the cleaning throughout the house & there's no need for you to do it. Just keep your room clean. Just clean up after yourself in the kitchen and bathroom. If needed we can wash & dry your laundry, bedding, clothing etc if need be. We stress heavily on KEEPING YOUR ROOM CLEAN AND TIDY.

Price is based on single occupancy. A higher rent would need to be negotiated if double occupancy (a couple).

We currently have one other lodger (male) who is very quiet & nice so you would be sharing with 3 working adults & 3 cats. It's a big house with lots of space and isn't crowded at all.

VERY IMPORTANT. We ask anyone interested to be mindful and courteous regarding the three cats. If you are allergic, or not a cat/pet person then common sense says this isn't the home for you. Keep a lint roller handy as you will find cat hair on occasion on you lol Despite our best efforts to keep it to a minimum. We've already asked previous lodgers to leave because of their intolerance and attitude towards the cats.

The house is alarmed. There are motion sensor spotlights to the front of the house and a PIR spotlight and camera monitoring the back garden and shed.
