You would share the home with me, the live-in homeowner, and have use of:

- oven and hob
- air fryer
- microwave
- fridge-freezer
- washing machine
- instant hot and chilled water dispenser
- shared living room with television
- bathroom with bath and overhead shower
- tiered rear garden with outdoor seating and attractive valley and woodland views
- Virgin Media Gig1 broadband with whole-home mesh Wi-Fi
On-road parking is normally available nearby, including on the road directly opposite the property. There is no private or allocated parking space.
RENT AND BILLS
The monthly payment is £450 and the security deposit is £250.
The following household bills are included:
- Council Tax (advertisement needs to include council tax band, so, the property is in Council Tax Band A.)
- water and sewerage
- gas
- electricity
- household TV licence
- Virgin Media Gig1 broadband
Bills are included for reasonable normal domestic use. Normal use of heating, hot water, cooking facilities, the washing machine, computers, television and personal devices is included. ABOUT THE HOUSEHOLD
You would be sharing with me, a 33-year-old male live-in homeowner.
I am friendly and approachable, but also fairly independent. I enjoy a relaxed home where we can chat naturally while respecting each other’s privacy and downtime. There is no expectation that we socialise. Offering the room out for someone who wants a place to stay.
I am self-employed and regularly work from home. I sometimes deliver confidential live online training, so I need a housemate who can keep noise to a considerate level.
Normal day-to-day household noise is completely fine. This is simply a calm home, definitely not a party house.
I am looking for someone who is:
- considerate and respectful
- reliable with monthly payments
- reasonably clean in shared areas
- comfortable living with a resident homeowner
- mindful of my home-working
Occasional visitors are welcome by prior agreement. The room is for one resident and would not suit someone expecting a partner, friend or other guest to stay regularly.
There is no smoking or vaping inside the property. No parties and no pets.
Applicants do not need to have a particular type of job, but must be able to demonstrate that the monthly payment is affordable. Employed, self-employed, student and other applicants are welcome to enquire.
THE LODGER ARRANGEMENT
This is a genuine live-in homeowner and lodger arrangement.
I already occupy the property as my main home. The lodger will share the kitchen, bathroom, living room and garden with me.
The arrangement will be documented through a written monthly periodic lodger licence agreement. The room is not being offered under a tenancy or standard occupation contract.
Either person will normally be able to end the agreement by giving one calendar month’s written notice, in accordance with the signed agreement.
A signed lodger agreement, house rules, inventory and receipt will be provided. Photo identification, suitable references and evidence of affordability will be requested before moving in.
