We're looking for up to two tenants for our lovely, light and spacious two-bedroom flat.

The flat is the first floor of a Victorian terrace in a nice street in Harrow.

We live in the downstairs flat, so we take great care of the building and our tenants.

The flat is fully furnished. It was refurbished three years ago to include a new bathroom, new boiler, new carpets and loft insulation. The flat has been rewired throughout and completely redecorated.

There are two double bedrooms which would suit a couple or two friends. We don't rent to more than two people. We can rearrange the furniture to either offer two double bedrooms and a small sitting room, or one double bedroom, a large sitting room and a smaller spare bedroom.

It has a good–sized front room with bay window and original Victorian fireplace – approx 12ft 6 by 14ft into bay (3. 8m x 4. 25m). This room can either be used as a double bedroom or a sitting/dining room.

It also has a good-sized kitchen with a large fridge-freezer, dishwasher and new washing machine and cooker. Kitchen dimensions are approx 7ft 6 by 11 ft 7 (2. 29m x 3. 5m) with room for a small table.

The main bedroom, which also features a beautiful original Victorian fireplace, is approx 12 ft by 12 ft 8 (3. 6m x 3. 9m).

The smallest room is approx 8 ft 6 by 9 ft 9 (2. 6m x 2. 9m) and can be furnished to suit – either as a double bedroom or a single bedroom/spare room/office or small sitting room.

The bathroom is also a good size – 6ft 11 by 8 ft 6 (2. 1m x 2. 6m) – and features a new bathroom suite with a bath/shower.

There is a landing with utility/coat cupboard and the property has new carpet in the living room, bedrooms, hall and stairs.

This property has excellent transport links. It is a five-minute walk from Harrow & Wealdstone station, which is just 14 minutes from Euston and central London and just six minutes from Watford. The station is also on the Bakerloo Line and there are regular trains to Shepherd’s Bush (and Westfield shopping centre) and Clapham Junction. It is also a 15-minute walk to Harrow-on-the-Hill station for the Metropolitan Line and direct trains into Marylebone. The flat is just round the corner from a major bus route including the 140 to Heathrow.

The flat is situated in a nice, friendly street within an on-street residents’ parking zone (approx £60/year). There is a convenience store at the end of the road and it is a very short walk to a large supermarket. The road is a 10-minute walk from the town centre and a large range of shops, restaurants and cinema.

The property has a BT line and is also set up for Virgin Media TV, phone and broadband.

The rent does not include bills. There are no agency fees, but there is a small charge for credit/ reference checks and we require one and a half month's rent as deposit.

The flat is in Council Tax Band C which was £1359/ year for 2015/16.

The EPC rating is C. The flat is very warm and cosy in the winter.

Not suitable for children - we live downstairs and we don't want children as our neighbours. Sorry!
