The terms are:
Rent £380 per month. One month's rent & one month's deposit are required in advance.
I will need to see your passport for identification purpose & residency status. References are required, one of which must be a work reference or university reference if you are a student.
Smoking is not allowed in the room and drugs are strictly forbidden.
Overnight guests or visitors are not allowed. I sometimes have vegetarian friends visiting me at weekends, so would suit someone who does not mind not being able to cook meat/fish when occasionally requested.
