Please note that I'm actually a live out landlord, but I've made a mistake and it says that I'm live in!

Two rooms/suites are coming vacant between 23rd August and 1st Sept in a beautiful Edwardian house with a great location in the Ruislip Conservation Area.

You might have seen last week’s advert – two of those rooms have now gone, but now there’s a new room coming vacant.

One is a suite – a nice light double room (3. 65m x 2. 53m) with a separate room (2. 4m square) and a bathroom with corner bath and shower over it, WC and basin. £715 a month, including all bills.
The second is a large double bedroom with big walk in wardrobe. It has an ensuite shower room with bidet, WC and basin. It looks out over the garden with windows to south, east and west, so is lovely and sunny. £700 per month, all bills included.

The house is opposite the duck pond, near the end of the High St. Within two minutes’ walk one way you have the library, Medieval Heritage site, farmers' and craft market, tennis courts, parks and fields, and the other way is the High Street with a great range of restaurants and shops. It is less than ten minutes’ walk to Ruislip station (30 mins to central London) and Highgrove Leisure Centre. West Ruislip Station and golf course is an easy fifteen minutes’ walk. Buses stop very close to the house.

The shared kitchen-diner and living rooms are very large and well equipped, and there is a huge garden with extra storage space in the garage and sheds. There is a vegetable plot for anyone who wants to grow their own, but otherwise the garden is just there to enjoy, as I visit weekly to look after it.

The household has always been a mixed-aged group of easy-going professional people. Everyone leads their own lives, but there is always a friendly atmosphere and they get together for some meals and barbeques in the garden etc. Now several tenants have to move on this summer, so it will be a new household and we aim for 3/3 male/female, but it could perhaps be 4/2 either way.

All rooms have digital TV aerials. There is Virgin 60mb Broadband and all bills are included in the rents. There may be allotted parking spaces soon, as I'm planning to extend the tarmac, but for the moment there is usually a space off road and always plenty of free parking down the road.

Tenancies are for six months, but then roll over so there is no maximum length of stay.
