Please note that this is a lodger arrangement for one person, not a flat to rent as owner lives on the premises. Available up to 7 days a week (or reduced rent for fewer days per week by arrangement).

All household bills included. Quiet location with off street parking.

Accommodation provides substantial space on the ground floor of this mid terrace townhouse:
- Combined large double bed room/lounge with dining area and doors to outside patio.
- No ensuite but sole use of separate shower room with WC on the ground floor.
- Utility room comprising washing machine, tumble dryer, fridge and freezer and basic cooking facilities.

Owner occupies first and second floors but uses washing machine / dryer when required.

Shared front door access and owner requires access to outside patio by agreement.

Professional female preferred as house owner is female.

Two miles from Edinburgh city centre by bus; 10 mins drive. Airport, Gyle/Sighthill, Leith all easily accessible by bus or car.

Small, very well behaved low shedding dog also lives with me.

Local shops close by at Davidson's Mains and Craigleith Retail Park.
