Lovely Double Room in Large Clean House

I am looking for a responsible, considerable and friendly professional or student to move into my large, immaculate 4-bedroom house in Greenhill Gardens, just off Bruntsfield Links.

There is one other housemate, Maddi, who is 24 and works in luxury tourism (office based). Maddi moved to Edinburgh from Australia at the start of last year. In her spare time she likes cooking/baking, travelling, Formula 1 and also volunteers nearby at Dig In (a Community Greengrocer).

I also live here with my 8-year-old son, Ewan. He stays here 3 nights a week. He is in P5 at Edinburgh Academy and is a very happy and clever boy! I would prefer someone that at least likes children and respects the normal needs of a child. He is into board games and computer games and is now at the stage he can beat me. I am 50 years old and as well as caring for Ewan, I work in IT contracting, working from home for Sky. We all get on very well together.

Our other housemate moved out just before Christmas and moved down south so looking for someone for that room.

The room available is a large double bedroom at the rear of the house, overlooking the large, lovely garden. The house is in very good condition with most of it newly decorated and furnished. I am looking for someone that will look after the place, to keep high standards in keeping the place clean and tidy and to basically treat it like their own.

As well as the 4 bedrooms, there are 2 bathrooms (one upstairs and one downstairs – both with baths and showers), 2 large lounges, a large kitchen/dining room, a utility room and a driveway and large, beautiful garden with outdoor garden furniture, BBQ and firepit. There is also a garage used for bike storage or any other large items.

I am looking for the house to be happy, sociable place to live but also with plenty of room for everyone to have their own space. I am fairly easy going so long as everyone is considerate and responsible.

It is fair to say that my partying days are over. I am looking for a fairly quiet housemate but for it to be a to be happy, sociable to live in. I’ve rented out rooms for a long time now (around 15 years) and just about all housemates were great so I am well used to sharing my home and I enjoy living with other people.

In my spare time I like to go running, swimming, watching films and good TV shows, meals out, camping trips, holidays and generally having friends over.

Bruntsfield is a great local neighbourhood with plenty of coffee shops and restaurants (Project Coffee, Artisan Roast, Honeycomb & Co, Salt Café, La Barantine, Costa, Starbucks) and Tesco, Sainsburys, Waitrose and Scotmid supermarkets all within a 5 to 10 minute walk. Green spaces including Bruntsfield Links and the Meadows are 5 mins from the house. It’s an easy 25-minute walk into the centre of town (Princes Street) or a 15 min bus ride.

Local bus links depart from the end of the road, routes 11/15/16/23/36/45 and Haymarket station is a 20 min walk.

I am looking for £675pcm (which includes all the usual bills) plus £700 deposit. I think this is a little bit below average especially for the location and size of the room but as it is my home, I am not renting it out solely to make money – the person is far more important. The room is available anytime from around mid-January.
