Cozy room in Bruntsfield

Hello! My flatmate is moving out in April so I am looking for someone to share this great flat with. Don't have the exact date yet but likely to be late April or start of May (after my current flatmate moves out and the place is ready for you).

About the flat:
- Ground floor 2-bedroom in Bruntsfield
- Fully furnished
- Has a well-stocked kitchen with a dishwasher
- Good storage spaces and a washing machine/dryer
- Access to a private front garden and communal back green
- Located on a quiet residential street, lots of shops nearby and good transport links
- £610-630 a month to share (487.5 rent + 30-50 gas/electricity + 15 broadband + 75 council tax)

About the room:
- Front-facing bedroom with high ceilings
- Has a double bed, chest of drawers, a wardrobe, a small bookcase and a suspended rack for drying clothes
- There's also a small foldable desk that fits in the window nook if you need it.

About me:
- 30 years old single female
- Part linguistics postgrad student, part dressmaker
- Pescatarian, but eat vegetarian 99% of the time
- Have a wee kitten called Luna who is cute and friendly and full of energy
- Sociable and outgoing, but spend lots of time by myself making things
- Like books, wine, yoga, vintage fashion, travelling and all kind of crafting

About you:
- Ideally late 20s/early 30s female but I'm open to all genders and ages
- Likes (or at least tolerates) cats
- Want to have a comfortable place they could call home in Edinburgh

I would prefer to share with someone who would really treat the place as their home, would be down for an occasional movie or dinner night and create a community spirit.

I will be moving to the back room so that I can set up my sewing/working space there, so if you work from home you are welcome to use the living room for that. Guests are okay to stay overnight.

Both students and professionals are welcome, but I finish my course this year and we currently pay full council tax. The landlady requires one month's deposit and 2 references, one being from a previous landlord. She would prefer someone who could commit to a year's lease.
