Unfortunately my housemate has decided to move out at short notice, and I'm looking for someone to take their place from 1 January 2022 (officially), though you may be able to move in sooner.

The property is a 3 bedroom flat made available to 2 tenants (i. e. no HMO), in a quiet residential area, with a shared living room and small kitchen.

I will be honest - all rooms have a single bed, and while a double bed can be fitted, it will leave little extra space if you want to keep the desk in.

All rooms come with a wardrobe and chest of drawers. Two rooms come with a desk as well, and the other with a table.

- Room #1 is the 'largest' but also least recently renovated;
- Room #2 does come with a desk, similar size (but brand new) to the one shown in Room #1, but is currently disassembled as my housemate wanted to have a double bed instead - will be ready for you when you move in;
- Room #3 we've so far used only for guests and storage but is just as usable for a primary bedroom when things are moved around;

There's reasonable overhead storage space (ceilings have been lowered) available in two of the rooms.

I only need one room and you'd be welcome to pick any room you like. You're welcome to use the spare room for your needs if you need more space or turn it into your office space.

The living room is spacious and in very good condition! The kitchen is small but functional, and the bathroom has recently been repainted with the tiles hopefully getting re-done soon.

You'll be sharing with myself, a full-time engineer, who works from home and loves the outdoors - like minded outdoor people are certainly welcome and preferable. During the week I tend to go exercise after work which usually drains the rest of my energy, so I tend to be on the quiet side. I do like being social and if you like board games, video games, or watching things together, even going for a cycle/hike/run I'd be more than happy to! Weekends I'm more sociable but prefer to be in the hills if possible.

Looking for someone preferably like-minded, clean and respectful of personal boundaries, while also happy to do things together and socialise.

This is _not_ a party flat, guests are welcome but loud noises should be contained. The neighbours upstairs and below are both families with small kids and we have a good, understanding relationship.

Notes:
- The property is managed by an agency - I can refer you as the person I'd like to share with but, ultimately, candidates are subject to their approval;
- There is gas but no gas appliances - electricity only;
- Parking is permit holders only zone S3;

Expenses:
- Utilities between £30-60 each (i. e. £60-120 total) per month summer/winter, depending on usage;
- Internet is £20 each (£40 total) per month with Virgin Media;
- Council Tax band D - £75 each (£150 total) per month;
- TL; DR - total cost with rent comes up to ~£630-660 pcm
- Happy to change suppliers if you wish and can find something better;
