Room Available In Bruntsfield ( No Students)

Hi all, a room will be free from end of December/ beginning of January in our three-bedroom flat in Bruntsfield. We are two professionals and we are looking for someone with the same profile who is looking for a long term solution. We are not looking for students.
The flat is a second floor apartment in a typical tenement building. It is on a side street just off of Bruntsfield place, so it is perfectly located for easy access to the Meadows, the Canal and the city centre. The flat has one fairly big bathroom with shower, a nice kitchen/living room with a sofa bed, two fridges, a freezer and a washing machine, and a storage room in the hallway. There is also a big shared garden at the back, which is lovely in summer or on a rare sunny day.
The room is on the street side of the flat, but it is very quiet - a part from the occasional noise from the school in front. It comes with a double bed, a built-in desk and additional cupboards for storage.
We are lucky to have a good private landlord, who is very helpful but discreet.
About us: we are Benni - teacher, and Carolina - carpenter and support worker. We live our flat as our home, and we are looking for someone who will live with us, not just share our space. We have been living together for a few years and, while we are busy and not always around, when we are we really enjoy sharing meals, drinks, or just a laugh in the kitchen. While we are by no means a party flat, we like to be able to open our home to friends and family for dinner, a game night, or a weekend/a few days. We are looking for someone with the same attitude in living together, not just in the same flat.

Rent is £417/month and deposit is £417. We have a contract with Virgin for internet and with Octopus for energy: bills should be around 100/120£ per month.
