2 pleasant and bright furnished double rooms in a friendly and spacious 6 person Bruntsfield flat, available from May 14th.

The purple room is £715 per month, and the white room is £695 a month. Council tax is included in the rent (property is council tax band F). Other bills (energy & wifi) on average are ~£60pcm (but due to the ongoing economic unrest this may be more come winter).

The rooms would be ideal for professionals, aged 30+, looking for a longer term let i. e. 12 months+.

The flat is owned by a private landlord, HMO compliant and is well looked after by the owner as well as by the flatmates. The shared spaces include a large kitchen/living area, hallway, large shared bathroom + 2nd toilet, laundry room, and boxroom (for storage).

There is GCH, high speed broadband/wi-fi and a well equipped kitchen which is kept clean and tidy. We have at least 2 of each type of appliance e. g. 2 washing machines, 2 cookers, 3 fridges etc. There's a bicycle rack in entrance lobby.

There is a large, shared garden which is well kept. The flat is very close to the park spaces of Bruntsfield links and the Meadows.

The current flatmates are 1 female and 3 males (30+ yrs) and are all professionals. We are looking for 2 friendly & sociable females in the same age range to replace the 2 departing female tenants. It's a fairly quiet flat as we all work differing schedules, so we don't tend to have any congestion issues in the bathroom or kitchen. One of the other flatmates has their own ensuite so the two main bathrooms mentioned are only shared between 5. We all do our own thing but get together for things like pub quizzes and birthday drinks.
