Lovely Bruntsfield Flat - ensuite

Hi, a very nice flat in Bruntsfield with two lovely flatmates. Not too far from the centre, approximately a 15 minute walk to University of Edinburgh main campus through the meadows, Bruntsfield Place bus stop right outside with very frequent buses (11, 15, 16, 23, 36, 45, N11, N16), a sainsbury’s a 2 minute walk away and a good sized tesco about 5 mins. Not far from the canal, really nice restaurants and shops, marchmont, morningside, and Bruntsfield links/the meadows. A 20 minute walk to Haymarket Station and easy to get to Waverley Station in about 15 minutes via bus.

The room is en suite with a shower and extractor fan, has a large window overlooking a garden and is quite spacious. It comes with a queen size bed, comfy mattress, wardrobe, chest of drawers, desk and chair. The room and ensuite are in good condition.

The kitchen/lounge room has great cooking facilities - an oven, microwave, fridge/freezer, washing machine, lots of cupboards, and extractor fan. There are 2 comfortable sofas, a dining table, and large windows overlooking Bruntsfield Place. There is also a Wii and a projector we sometimes watch films or play games on. The second bathroom is for the other flatmates but it does have a bath for occasional use.

There is also a storage room with an ironing board and hoover which you are welcome to keep things in. The whole flat has lovely, high ceilings.

The windows are single glazed but the flat doesn’t get very cold. We tend to keep the hot water off, only putting it on to wash up, and have the heating on around an hour a day, or on low when clothes are drying. The showers have their own switches separate from the boiler so having the hot water off doesn’t affect having hot showers.

We are a relaxed and friendly flat. The flatmates are two 21 year old men studying History and Economic History at UOE. They’re both really nice, clean, and respectful. We respect each other’s privacy but enjoy having dinner together/chatting in the evenings, studying together, and maybe watching a film or playing some video games. We’re not a party household. We all take responsibility for cleaning the communal areas and making sure we keep the flat tidy. They would also like to meet prospective flatmates before any decisions are made.

They are looking for preferably a student of a similar age, who is also clean and considerate, and easy to get along with. If you are not a student, you will be responsible for paying all the council tax, as we currently get this free because we’re students.

I haven’t listed a minimum time, but please be aware that the flatmates are going into fourth year so will most likely be moving out in June 2025.
