The current flatmates include Emma (Welsh, graduate accountant), Ruby (Irish, graduate architect), Henry (English, graduate accountant), and Cameron (Scottish, graduate accountant).
They are all under 30 and enjoy a positive and welcoming atmosphere.

The flat is located just off Bruntsfield Links, within a short walking distance of Edinburgh University (5–10 minutes), the city centre (10 minutes), and other universities. The accommodation is bright, spacious, and well-maintained with quality fittings and fixtures.

• The living room features large windows, a fireplace, and a new furniture suite.
• The kitchen is fully equipped with all utensils, a gas hob, an electric oven, and a fridge-freezer.
• There’s a modern bathroom with a new shower over the bath, a separate utility area with a washer/dryer, and a storage closet.
• The flat is located on the 4th floor in a quiet street, with access to a large communal garden.

Your room (Room 2) is a bright and spacious double room, furnished with a double bed, a new wardrobe, a bedside table, a chest of drawers, a desk, and a window.

What’s included in the rent:
All bills are covered (Council Tax, water, gas, and electricity), along with free unlimited Wi-Fi and Virgin TV on a 42” television. On-street parking is available with a permit at your own cost. Please note that bills are subject to fair usage, and the central heating runs for 9 hours daily.

This flat is privately managed, meaning there are no hidden fees, and any issues will be promptly resolved. Your lease will be professionally drafted, and your deposit will be lodged and protected with SafeDeposits Scotland. I am a registered landlord with Edinburgh Council, a member of the Residential National Landlords Association (RNLA), and a chartered surveyor.
