Located right next to Edinburgh Napier University campus, centre of Bruntsfield/Morningside. Lovely quiet location but close enough to the city centre, about a 20 minute walk to the centre of town and good public transport access also.

The flat is £700 pcm not including bills. Bills come to approx £90 per month maximum including gas, electricity and wifi, however this is often lower depending on usage. Council tax band D (about £100 each).

The flat itself is super bright with loads of natural lighting in all rooms with super nice hardwood floorboards. It also keeps the heat very well which is definitely a plus for the upcoming chilly months. The kitchen is a really great size with loooads of storage space. Small bathroom with over bath shower. The bedroom available for rent has a double bed, and there is a chest of drawers and clothes rail in there that currently belong to me but future flatmate is more than welcome to use these while living here! The "desk" pictured in the room photos is actually the living room table, so would be moved back into the living room to replace the pictured dining table once the other tenant moves out. So this leaves plenty of room for your own desk/wardrobe/whatever you fancy. There were some roof issues earlier in the year which have now been fully repaired, however the living room ceiling is just waiting to be painted as you can sort of see in the photos shown.

There is also a lovely spacious shared back garden. On street permit parking is also available.

Now about me!! I'm a 26 year old female working as a Nurse full time at a nearby hospital. I like keeping my place tidy, but I can cope with a lil bit of mess. I would describe myself as social, however also like to keep to myself at times. I work long shifts and on occasions night shifts so potential flatmates would have to be respectful of this, as I will sometimes be snoozing during the day. I love arts and crafts, cats, plants, board games and spending time in nature, especially the beach!! Would love someone who shares similar interests but also I love to learn new things :) I also am definitely a maximalist so loveee a trinket so would absolutely welcome you to bring anything you love and help to decorate the flat and make it homely! Also, future flatmate has to be LGBT friendly <3

The flat is managed by DRM residential so you will need to pass their requirements and referencing checks before you can move into the property as to put your name on the existing tenancy.
