This single room is available beginning early May in a spacious flat for rent in Polwarth/Merchiston, right by the canal and a 10 minute walk to Bruntsfield! Great location and walkable to the city center and/or with access to Princes Street and Royal Mile from the 10 or 27 bus stop less than 2 minutes walk away. Also, it’s a 15 minute walk to Haymarket station and Lidl and a 15-20 minute walk to the Meadows.

The move-in date is 15 May.

You will be sharing the flat with one other 23-year-old female flatmate. As the other flatmate is not a student, we’re looking for either a non-student or a student willing to pay council tax. Otherwise, we are accepting of all types of people and are friendly to those who may be LGBTQIA+, disabled, and any age, any gender, any race, and any religion are accepted and encouraged to apply. Overall, we’re just looking for someone kind and thoughtful.

The bedroom is good sized and the rest of the flat is large and bright with big windows and a fantastically large kitchen and living area. The toilet includes a bathtub and shower.

The room is fully furnished with bed, dresser, wardrobe with hangers, and shelving.

The rent is £575 and does not include bills (electricity/gas, internet, council tax Band D) which can typically amount to £170/month. The deposit is £450. Neither tenant currently has pets but pets are negotiable with the landlord.
