One room available in 5-bed Bruntsfield Flat

We have ONE room available in our five-bed top-floor flat, right in the heart of Bruntsfield. The existing flatmates are four professionals in our late 20s and 30s, three female and one male. We are from New Zealand and the UK, and work in finance, IT, public sector and creative industries. We are friendly and easy going, and like to keep the flat clean and tidy. When schedules allow, we get together for dinners, TV/movies, board games or a pub quiz.

The flat is in good condition, with a spacious kitchen/living area which is a great place to chill after work and a shared garden downstairs. We have two stovetops, two ovens, two fridges, a microwave, dishwasher, washing machine and a large table that doubles as extra bench space. The flat has a full bathroom including a bath, and an extra separate toilet off the hall. There are a couple supermarkets within walking distance and bus stops basically at the front door, and a very short walk away from the Bruntsfield Links and the Meadows.

We are a sociable and friendly bunch but also respect each other's privacy. Communal areas are kept clean and tidy, with everyone tidying up after themselves. We take turns cleaning the communal areas like the kitchen, hoovering the hall and cleaning bathrooms on a rota, which works out only having to clean the communal areas every 5 weeks (score).

The rent for the room is £715 per month + £400 deposit and is fully furnished. The rent amount covers most bills including council tax and broadband. Shared bills (gas + electric) work out around £35 per month (on average, more in the winter and less in summer).

Flatmate requirements:
- We are ideally looking for a male flatmate to maintain gender balance in the flat
- Need to be in full time employment or self-employed, landlord won’t accept students
- Sorry, we aren’t allowed pets
- Please note this is a non-smoking flat
- Single occupancy
- Private landlord
- Minimum let is for 6 months, ideally looking for longer term
