Room for rent in Tollcross/Bruntsfield

We are two third-year students looking for a new flatmate. The room is full of light and comes furnished with a double bed, wardrobe, table, chairs, bookcase, dresser, rug, and two mirrors. The room faces the street so there is some traffic noise but the windows are being replaced and double glazed over the summer for additional noise and heat insulation.

There is a shared kitchen with living room area, and bathroom with bath and shower. There are fireplaces in every room, in addition to other period features. Amenities include a washing machine and tumble dryer, as well as plenty of fridge space for meal prep. There is also a shared garden at the back of the building, which is nice in summer. The rent is 700 a month plus bills. As internet and water are included, the bills tend to be about £20 each a month for heating and electricity.

The flat is on the edge of Tollcross and Bruntsfield, making it a great location for shops and community. It is only a 20 minute walk to Haymarket Station, 30 minutes to Waverley, and 20 minutes to the UoE central campus. There are great bus links from multiple locations along the street. The building backs onto a church and the Bruntsfield Links, creating a peaceful atmosphere.

We are generally quiet flatmates and keep independent schedules. We are looking for someone similar in personality, though not necessarily the same university year as us.
