Spacious Double Bedroom in Bruntsfield

This very spacious 2 bedroom flat in Bruntsfield is in need of a new tenant with my friend graduating. It has heaps and heaps of storage space, a window seat for when you are feeling demure, good connections via buses to all campuses, a handful of shops a short walk away and is a 2 minute walk from the links/meadows.
The wooden sauna looking room is entirely yours to store whatever you’d like, pretty handy for sports/music/art equipment (the clutter in it presently is my flatmates as he is moving out).
You are also welcome to setup a work from home space in the living room if you wish.

The rent is £687.50 (inconvenient number I know) not including bills, these tend to be around £70.
Council tax band C

My only preferences for prospective tenants is that they are not undergraduate students and most importantly are clean and will chip in with chores to keep the flat respectable.
For PG students council tax won’t apply and for young professionals I am happy to contribute my end of it.

A brief description of myself, I am a 26 year old final year PhD student studying maths and AI, if you enjoy maths I’ll be glad to yap about it more and if that kind of stuff puts you to sleep just let me know if you are having a bout of insomnia.
I have lived in Edinburgh the last 6 years and this flat for 3. I work from home most days but should be away more next year using my conference travel budget and getting my mountaineering qualifications.
I’m very social but don’t really drink unless it’s for some occasion. I love sports, hiking and the great outdoors so if you’re a fan too will we get on great.
Still in the process of trying to gentrify the living room so any additions to the decor or record collection is perfect.
