Description of the flat:
A delightful large double room that is well decorated and south facing on to a large and usable communal garden.
This room is one of three bedrooms, the room advertised faces on to the rear communal gardens and is furnished with built-in wardrobe with drawer space. A double divan bed equipped with 4 large storage drawers and extra thick mattress, complete with freshly laundered bedding if required. A sturdy large desk with 3 drawers and pull out laptop table complete with leather swivel chair.
There is ample room to relax on a large lounging chair as well as doing serious study. All rooms are fitted with locks.
Additional limited storage in hall cupboard if required.

Utilities:
Gas central heating, Electric bill & Hi speed WIFI are typically averaging £50.00/CM & payable directly to the account holder.
Rent is £600.00/CM. Stair cleaning and lighting, window cleaning and all mandatory safety checks and inspections are inclusive in the rent.

As a student you are not liable for council tax nor are there any hidden charges such as water bills etc.
To qualify as a Student you will be required to show ECC a letter of intent, your course lasts at least 24 weeks and a minimum of 21 hours per week in each academic year at an institute recognised by ECC. The kitchen also accommodates the dining area and is tastefully presented with all the usual amenities for modern living.

The bathroom faces to the front of the property and is fitted with a bath with overhead shower. Lots of hanging room for towels complete with designated shelving for three persons

Ammenities-There are an array of different shops just a min. up to the main transport corridor of Bruntsfield place: Cafes, bars, grocers, bakers, butchers, fish shops, mini supermarkets, post office, hair dressers & barbers etc. There is also several supermarkets, one less than 3 mins. by bus in the Morningside area.

Churches. There are several good churches in the immediate locality the nearest being Bruntsfield Evangelical within 1 min walk. and ‘Holy Corner‘-8mins walk

Transport- There are at least two main bus routes to the city centre and the main tourist sites as well as away from the centre. The following can be reached by bus: Edinburgh University main building-5 mins, Herriot Watt Uni. 15 mins, Edinburgh University-ave. 10mins., Dental Hospital-7mins., Napier University -7mins. walking, kings Building 15mins.

Parking:
Metered parking from 8am-5.30pm. Free parking out-with these times.

Recreation:
The tree lined meadow is within 3 mins. walk with tennis courts, playing fields, mini golf & a swing park. Bus times: Edinburgh Castle, The Historical High Street & Edinburgh Cathedral all in under 10mins., Skiing at Hillend all year round-12 min., Edinburgh Olympic swim pool-10mins., Meadow bank & Craiglockart sports centres-10mins., The Edinburgh Film House and several other large cinemas+ within 3mins. Including the Usher Hall, There are several hills to walk within the city: Calton hill, Blackford hill, Arthur’s Seat. And the Pentlands, all within 10mins
