The property has HMO License ref # 366088/230/29121 and is suitable for three persons. Clean and good decor, the flat comprises large entrance hall, 3 large & well equipped bedrooms with a clean, comfortable double bed in each. The floor area is aprox. 20sm.

The room on offer & featured with the advert is tastefully decorated and comprising comfortable reclining arm chair, double wardrobe, comfortable double divan bed with drawer storage, & bedside table. There is also ample book shelving over a large work desk with comfortable swivel office chair. Also available, a further overhead storage area of 1 cubic meter for long-term storage.

All Bedroom doors are supplied with a personal security key.

Being on the 3rd floor, not top, this quiet room looks on to well maintained and fully accessible communal gardens for relaxation, and a drying green.
Neighbours are friendly, and participate in stair cleaning and a garden maintenance program, all inclusive in the cost of the rent.

The kitchen/Dining room is fully equipped with all necessary appliances including cooking utensils & crockery & semi-circular dining table with good upholstered seating for a minimum of three persons.

The bathroom has bathing & showering facilities with ample storage and shelving for three persons. The hall has additional storage if required.

Utilities:
Included in the rent are the maintenance of the communal gardens, cleaning of the communal stair and the cleaning of room windows.

WiFi, Gas & electric utilities currently per tenant average £50.00/calendar month. Utilities are read by a ‘smart Meter’ for accurate billing & are shared equally: 1/3 each.

A security deposit of £590 will be held by ‘Deposit Scotland’: a legally appointed Government administrator.

Churches. There are several good churches in the immediate locality the nearest being Bruntsfield Evangelical within 1 min walk. and Holy Corner 8mins walk

Transport- There are at least two main bus routes to the city center and the main tourist sites as well as away from the center The following can be reached by bus: Edinburgh University main building-5 mins, Herriot Watt Uni. 15 mins, Edinburgh Royal Infirmary-15mins., Dental Hospital-7mins., Napier University -7mins. walking, Kings Buildings 25mins walk
