Hello!

We are looking for a new flat mate to share our friendly 3 bedroom flat in Bruntsfield.

The flat is really homely, light and spacious. It has a hallway, a large living room (with turret), kitchen (with dishwasher, washing machine and dryer) and a shared bathroom (with bath and shower).

The bedroom available has a really comfy double bed, wardrobe, chest of drawers and desk. It's really light and airy and gets a nice sunset view - but also has blackout curtains and secondary glazing, so in the winter it is warm and at night it is quiet.

You’ll be sharing the flat with myself and my boyfriend, Tommy. I work as an architectural assistant and Tommy is a civil engineer working in Edinburgh. We love having people round for dinner, travelling, camping, exploring Edinburgh, crafts and cooking.

We are looking for a flat mate who is friendly, social and will happily come out for a drink or have a cup of tea and chill in the living room. Ideally we'd like to live with someone who will happily share cleaning and household jobs around the flat, without being asked, and who is a non smoker. We also would prefer you to be a young professional, for council tax reasons.

The flat is in Bruntsfield, near to Tollcross. I've lived in Edinburgh for 6 years love the area! We are right next to the canal and a 5 minute walk from the meadows and the lovely Bruntsfield shops and cafes. It's a 5-10 minute cycle to the Edinburgh uni central campus and a 20-25minute walk through the meadows. We are 15 minutes from Grassmarket and 20 minutes from Princes Street. The number 10 and 27 buses stop right outside the door, which is super handy.

The move in date would be around mid January and move out date will be the 31st July. This is negotiable, I am happy to also arrange a shorter agreement for slightly higher cost, so please send me a message even if the dates aren't perfect for you.

The rent is £550. In total, it is £650 including bills: bills are estimated at £100 pm (including council tax, electricity, gas, internet, toilet roll, cleaning stuff etc.) At the end of the tenancy I calculate the total and if there is a difference I pay you back/ you pay me. Often it works out to be a couple of pounds one of us owes the other.

We are council tax band E (£2,164.07), so that is approximately £60 a month per person divided between the 3 of us.

The deposit will come to £550 which will be held in a deposit scheme during your tenancy.

Also, as I am a live in landlord, all rent and queries will go through me. Additionally, I sort out all of the bills.
