Description
We are a weirdly sociable flat-share. We love cups of tea and banter, and occasionally share meals, or go on hikes or to gigs together. We are looking for someone who would enjoy this and who shares common interests. Please send me a message about your interests and if there is a good match I will arrange a Zoom call. If you send an automated or generic message then you’ll not make our shortlist – sorry! Ally is currently abroad till the end of July, and will want to meet you too before we make a final decision.
The rent is £470 pcm for the room and we split the bills three ways. At the moment £130 pcm covers the bills (council tax [band E], gas, electricity, broadband).
Your room:

* Comfy raised platform double bed with sitting room only.
* Underneath is a bureau (desk that can be folded away), a walk-in wardrobe, and bookshelves (headroom 1.75m).
* Staircase up to mezzanine contains shelving.
* A pleasant view out the window of trees and stone cottages.
* Wi-Fi broadband.
* Room has recently been draft-proofed.
Inside the flat:

* Kitchen with dishwasher, coffee grinder, magimix, microwave etc. Window seat around breakfast table. Dedicated space for you: 3 cupboards, 1 shelf in fridge, 1 drawer in freezer.
* Living room: Small sofa, dining room table, a window seat, and a piano.
* Tumble dryer available and also drying space in the garden.
* Small bathroom with shower over bath.
* Heating: gas central heating; temperature agreed by consensus. The kitchen gets cosy when we are cooking. Double-glazing throughout.
Step outside the flat:
===============
* Herb planter with seating outside the front door for morning sun.
* Gorgeous garden right next to the water of Leith; great for spotting herons and kingfishers, and enjoying afternoon sun or the sound of the river. Food-forest garden. Space for 1 bicycle in shed.
* Situated in picturesque old Colinton village; access to Pentland Hills, Colinton Tunnel, Spylaw Park, river walks.
* Close to bus routes 10, 16, 18, 44 and 45. Easy access to Water of Leith cycleway, which connects to the canal cycle path.
* Free car parking; close to city bypass.
* The village has a Co-op, chippy, post office, pharmacy, barbershop, coffee shop, a couple of fancy Italian restaurants and two pubs.
You will share with a professional bag-piper (male) and an engineer (female). You will have to put up with the engineer doing DIY, and the musician giving occasional small-pipe lessons in the living room, and playing piano in the evenings. Due to allergies we can't host smokers or fluffy non-human friends. Available to single people only to avoid bathroom queues. We share cleaning and assign chores based on consensus. We are a bit on the woke-spectrum and welcome all-sorts.
