A single bedroom available in a shared house, ideal for a male MSc/PhD student or postdoc over the age of 25, for 6 months - 1 year periods (with potential to extension). I am looking for a mature, tidy individual who values the peace and quiet of the house and is seeking a calm environment.

The house has 2 bedrooms, 1 bathroom, a kitchen fully furnished (dishwasher, washing machine, dryer), a spacious living room, secure front parking, and a fenced back yard. It is in a very quiet neighborhood, with nearby St Margaret Park where tennis courts and a lovely coffee shop are located), perfect for those looking for a peaceful setting.

The room available for rent is fully furnished with a single-size bed, desk, chair and ample storage space.

The house will be shared by 2 people: myself and you. Occasionally, I will be away for work.

The property is located in the west of Edinburgh, a 10 min walk from the tram station (Saughton), a 15-minute walk to Corstorphine high street, a 25-minute walk to Napier University (Sighthill campus) and a 30 bus ride (15 min cycling) to Heriot-Watt University. The bus stop is a 5-minute walk away, with routes 12, and 21. Tesco and Lidl are a 15-minute walk away.

Visits are of course allowed during the day, but I would prefer to be informed in advance, as I would do the same. However, please note that no parties or noisy activities will be tolerated, as the house is intended to remain a calm and quiet environment.

About me: I enjoy having a good conversation and socialising, but I tend to spend most of my time in my room. However, I’m always here if you need someone to talk to.
