Picture this: your own bedroom, your own kitchen, your own bathroom, your own living room — basically your own flat, minus the mortgage. I'm letting the second bedroom in my 2-bed flat on a self-contained basis, so day-to-day it's your space. I keep one room for myself [it's mine for storage], but it's not part of the deal, so consider it a very quiet, very absent flatmate.

Council Tax (Band B) — split evenly between us
Everything else — including gas and electric is your responsibility

The house rules (the short version: be a decent human)

- No smoking, no pets
- Not a party flat — my neighbours and I are both fans of sleep
Guests (overnight) welcome, but nobody's moving in through the back door: up to 2 nights in any weeks is fine, anything longer just needs a heads-up to me first
- No one crashing for more than 3 weeks in any 3 months
Max 2 people calling the flat home — couples very welcome

The neighbourhood You're 3 minutes from a bus stop running day and night, with the tram just a bit further for when you're feeling fancy. Need a 2am snack run? Tesco Extra and Lidl are 10–15 minutes on foot in Corstorphine, backed up by a 24-hour Tesco at Hermiston Gait and the Gyle Shopping Centre. There's a gym (Gym Group) nearby for the New Year's-resolution version of you, plus good access to Heriot-Watt, with Edinburgh College and Napier's Sighthill campus all within a 15-minute walk if studying's on the cards. Edinburgh Zoo is just down the road and RBS Gogarburn is close by for the 9-to-5 crowd. Airport buses run day and night, and Edinburgh Park train and tram station is a short hop away too.
