Double room in end terraced house

I am looking to rent out my spare room for approximately 3-6 months. It is currently furnished with a king size bed, bedside tables, lamps, a desk with computer chair and a clothes rail. There is a separate kitchen and living room downstairs. There is a shared bathroom and a toilet downstairs. It's a great location with bus links just outside in to town, the Fort etc. Also only a 5 minute walk to Edinburgh Royal Infirmary so ideal for nurses and doctors. There is an allocated carpark at the front.
I am practically not at the property as I have to travel a lot for work, so it is pretty much like a house for yourself.
Bills are included but there is a cap in utilities to ensure we are spending only what is required.
I have a cleaner that comes every 10 days and that would be included in the costs of the accommodation. I like my house to be very clean and tidy so I expect that.
