The room is in a 1st floor flat, with GCH and hot water served by a combi boiler (no delay for hot water), at the east end of Dalkeith High Street. All bills are included: gas, electricity, council tax, WiFi and a cleaner for the communal areas. The kitchen has a WM, tall fridge, induction hob and electric oven, along with air fryer, microwave and toaster. A large cupboard off the hall houses a tall freezer. There's a shower room with an electric shower. The flat has a communal area to the rear of the building for hanging out washing along with a private garden.
There is off street parking is available, and public transport into Edinburgh is excellent - Dalkeith is very well served by buses for Edinburgh. ERI (~15 minutes) Fort Kinnaird (~25 minutes), Newtongrange, Mayfield, Gorebridge, Penicuik, Musselburgh and the Borders. Eskbank train station is around a mile from the flat - the time into Waverley or Tweedbank is around 25/30 minutes.
There are a huge variety of things to do in very close proximity to the flat. Dalkeith Country Park Town Gate is only a few minutes walk away - there's a Go Ape inside. It's a great place for runs/jogs/walks and a visit to the shop/cafe/restaurant, as is an excellent award winning Indian restaurant (Bombay Lounge), a nice down to earth 'local', launderette/dry cleaners and a convenience store, all just a minute from the flat. Further up 'town' are various restaurants (Chinese, Italian, Baguette Express, Dominos) and cafes (excellent all day breakfasts), a few pubs, shops, 2 banks and a Post Office. Morrisons and the largest Lidl in Scotland are within a few minutes walk and a Tesco, with a McDonalds, Greggs and Starbucks only 5 minutes away by car or 15/20 minute walk.
The flat is around a 10 minute drive from the ERI, Fort Kinnaird and QMU and a 10/15 minute drive from Cameron Toll. There are four electric car charging bays only a few minutes walk away at the Indoor Bowling Club, off the top of the High Street, and 10 charging bays at Shawfair Park & Ride, just over a mile from the flat. There's also an excellent gym/pool only a mile away at Dalkeith Community Campus, as well as easy access to other Midlothian leisure venues.
The current tenants are quiet and genuinely keep themselves to themselves. I've suggested an age range of 25-55 as currently the tenants who live here are in their thirties (apart from me 🤭)
Due to previous tenants leaving without notice, a £400 deposit is required to hold the room and the first month's rent payment is due when you move in. I live-in but I can't seem to edit that part of the ad.
