Double room which is cosy and fully furnished

Hi,

The house is in a nice surrounding area. The room looks over back garden/field with horses. Plenty storage and is a very comfortable cosy room. Had a girl renting the room before, she is moving out start of sept. The tenancy is up and she wishes to move out and in with her bf otherwise would have just renewed contract for her. I am open to male or female room mates. A pet maybe considered but would need to be discussed. I have two 1 yo cats that are really affectionate and friendly. They are indoor cats only. You would have full use of toilet, lounge and kitchen. The garage could be used to store a few small things, this can be discussed. I am 27 yo and I am a nice guy who respects other people's space and belongings. I'd hope the person interested in the room wouldn't just see it as a place to sleep but as a place to be happy and relax/socialise with each other with the occasional drink out or meal shared :)
Bills:
Council tax
Gas/elec
Internet wifi
All together and Split down the middle we would be looking at bills being £115 per month.
Deposit up front of £200.
Rent £250 per month.
6 month minimum tenancy, require someone who would stay for a long period of time ideally.

A Tenancy agreement will need to be signed for peace of mind for both parties.
Whenever move in date is that's when the rent will start from and be taken at monthly intervals either by standing order, bank transfer or cash.
There is a chance the 3rd room(vacant) may go up for rent also which will further reduce our bills in future, again this would need to be discussed and we would meet possible tenant together to decide if we are happy...

There is parking: 3 space drive at front of house.

Bus routes available to city centre just along from house
Central for driving as bypass is just round the corner
Nice shops close by /takeaways /just eat /banks /grocers
House is located in a nice area
Train station 10mins away at eskbank
