Double room, en suite, hot tub, gym

Hello, welcome to our ad.

We have a 4 bed house that me and my partner live in. There is a large open plan living area with kitchen, breakfast bar, breakfast room, lounge, dining room and garden room. Large outdoor patio which is lovely in summer. There is also a hot tub in the garden and half of the garage has been converted to a gym.

We have the master bedroom to ourselves.

We have a guest room with en suite that we are looking to rent out to someone. The room has a double bed with storage underneath. A built in wardrobe. Chest of draws. En suite with shower, sink and toilet.

The other two bedrooms:
- 1 has been converted into a study. This room can be shared with you if you would like to use it.
- The second room is a single room with a day bed in it. We have a friend staying with us until August in the room.

The main living area consists of an open plan kitchen, breakfast room and lounge. We took a few walls down to open the place up.

Separate to the main living area, we have a dining room, a garden room with projector and cinema screen, and a separate laundry.

All areas of the house are open to our house mate, there are no restrictions. This will be your home as much as ours.

We have put a lot of effort into landscaping the back garden. It's perfect for BBQs and entertaining. Please see photos for more info.

We have a hot tub that is perfect all year round.

We also have a decently equipped gym. Complete with running machine, punching bag and several weight systems. Please see photos for more info.

Property is 8 miles from Princes Street and serviced by the number 3 and 33 bus. Edinburgh Royal Infirmary is 20 minutes by bus. We are next to a golf course with lovely woods surrounding the estate with lots of lovely walks.

We are animal lovers. We have 3 dogs so you MUST love dogs. If you have a dog of your own, they are welcome to join you. As long as they are well socialised and house trained. Our 3 dogs are super friendly and come first at all times - like any good dog should :). If you don't agree with this statement then you aren't enough of a dog lover for our home.

We are two very laid back people. We like company. We are not partiers anymore. We are happy to have you come and join us in the living area at any time. We wouldn't live too well with someone who just wanted to lock themselves away in their room all the time.

The kitchen is fully equipped.

We have a good security system as well.

Property also benefits from off street parking.
