rooms to rent in a friendly family home in the lovely Duddingston area of Edinburgh.
Will prefer someone who don't use kitchen a lot just for heating up food or tea coffee is ok.

Also i have two kids 8 year old and 2 year old they also go with me at my work during the day and by the time we reach home its time of dinner and sleep so they are not evey noisy mostly in our room which is totally separate from the whole house so the noise don't go upstairs if kids are in our room .

Please note its only for singe person. visitors or relative's not allowed for night stay .

Kitchen includes all appliances (dishwasher, fridge, freezer, oven, hob and washing machine) and a dining area.

The accommodation would suit a professional or mature student wanting to live in a clean, tidy and well kept home.

The home is within an easy 15 minute bus journey into Edinburgh city centre, a 15 minute walk to Portobello beach.

All bills are included in the rent (Gas, Electricity and Council Tax)
