Large double room available in a warm, spacious flat in Duddingston, right next to Arthur's Seat.

1st floor flat has a long kitchen (with dishwasher, washing machine, 4 gas hobs & oven, microwave, tall fridge & freezer), a bright living/dining room (with TV), bathroom with bath/shower, and a separate second WC. Very tall ceilings throughout. Upright piano in my study also available to play.

Common areas are furnished, and the available room has double bed and desk, plus in-built shelves and a wardrobe cupboard.

Fibre broadband. Council tax (band E), TV licence, internet and gas/electric utilities not included in rent, but total bills are approx £170 a month each.

The flat is super quiet and surrounded by green space, with friendly neighbours (village Whatsapp) and a nice gastro-pub (Sheep Heid Inn) at the end of the street. There is free on-street car parking, a small back garden and shed, and also use of the Duddingston community lands/gardens/woods, that lead up to Arthur's Seat. It's a 15 minute walk to the closest shop (Tesco garage) where there are also multiple bus routes into town.

I'm 40, and work in sustainable energy consulting, mostly working from home. I'm away roughly every other weekend, and also have family closeby in Edinburgh.

My housemate has just moved to be with her partner, so I'm looking for an equally easy going replacement!
