The SHORE is Edinburgh’s historic, vibrant waterfront and fashionable port ( improved even since 'Time Out' described it as the '4th coolest neighbourhood in the world',Oct. 2021). The flat is entirely quiet but within 150 yards of the Shore's main attractions, e. g tram stop 'Port of Leith' and iconic waterfront pubs and eateries to suit all pockets e. g. Brown's of Leith; Fishers; Ship on the Shore; Customs Lane.

This light and airy apartment is in a secure modern building, with video entry system and lift. The building is professionally serviced weekly.

The apartment has CH and double glazing and is professionally cleaned each fortnight. The room is a good sized double bedroom looking onto the waterfront. It has 2 mirrored built-in wardrobes, a truly comfortable double bed, bedside drawers, 3-drawer desk, easy chair, bookshelves & Wi-Fi. Bedclothes & towels, tea & coffee are supplied.
The occupant also has sole use of the adjacent bathroom, with bath /shower & mirrored cabinets. (The live-in landlord has her own bedroom / en suite).

The fully equipped kitchen has a dishwasher, washer , induction cooking hob, microwave and air fryer. There is a full complement of dishes and cooking utensils. Condiments & herbs are communal. The pleasant and comfortable living room leads onto the private balcony overlooking the Shore's luxury hotels: Mal Maison; the Ocean Mist and the FINGAL floating hotels, top level restaurants and charming pubs.

THE RENT IS INCLUSIVE OF BILLS (including heating and waste and building management fees).There is nothing more to pay.

The apartment owner is a mature female, non-smoking and well travelled retired academic. Very attuned to young people's interests and lifestyle. Attends to general cleaning but lodgers are expected to keep their room and the kitchen clean & tidy; to respect personal property & to keep sociable hours.

Conditions apply: The accommodation is for a single female only. Individuals who snore, need not apply. Working from home is not considered. Being clean and tidy Is essential. Could best suit a professional woman out at work, in Leith or Edinburgh city or working at university or attending a course.

Patricia always provided me with receipts. The location is great by the beautiful harbour and the building is one of the newer ones. We sometimes went out for a dinner together and Patricia showed me around Edinburgh.

Beautiful, comfortable and homely. Both the accommodation and Pat. Excellent flat, on Leith's beautiful shore. Full of restaurants, coffee shops and places for a nice evening.

Very easy to get to the city center. The new Tram line is 2 minutes from the entrance to the flat, and does not disturb. It has been great to get to know Pat, who I have had the pleasure to spend lovely moments with and would consider a friend.
Very clean, organised and respectful flatmate/landlady. Both the bedroom and the bathroom are fully equipped and a great size. I would recommend everyone to get to spend some time in this flat, with this great person.
