The apartment is professional cleaned fortnightly. The room is a good sized double bedroom which looks on to the waterfront. It has 2 mirrored built-in wardrobes, double bed, bedside drawers, a 3-drawer desk, easy chair, bookshelves & Wi-Fi. Bedclothes & towels, tea & coffee are supplied. The occupant also has sole use of the adjacent bathroom, with bath / shower & mirrored cabinets. (The live-in landlord has her own bedroom / en suite).
The fully equipped kitchen has a dishwasher, washing machine, induction cooking hob, microwave and air fryer. Condiments & herbs are communal. The pleasant and comfortable living room leads onto the private balcony overlooking the Shore's luxury hotels: Mal Maison; the Ocean Mist and the FINGAL floating hotels, several top level restaurants and charming pubs.
RENT: ALL BILLS ARE INCLUDED. There is nothing more to pay. ( Pre -paid bill include cleaning, building management

The accommodation is for a single female only. Males, or individuals who snore, need not apply. Working from home is not considered. Being clean and tidy Is essential. Would best suit a professional woman out at work, in Leith or Edinburgh city centre. or university.

Patricia always provided me with receipts. The location is great by the beautiful harbour and the building is one of the newer ones. We sometimes went out for a dinner together and Patricia showed me around Edinburgh.
I would highly recommend Patricia as a landlord."

Beautiful, comfortable and homely. Both the accommodation and Pat. Excellent flat, on Leith's beautiful shore. Full of restaurants, coffee shops and places for a nice evening.
Very easy to get to the city center. The new Tram line is 2 minutes from the entrance to the flat, and does not disturb. It has been great to get to know Pat, who I have had the pleasure to spend lovely moments with and would consider a friend.
Very clean, organised and respectful flatmate/landlady. Both the bedroom and the bathroom are fully equipped and a great size. I would recommend everyone to get to spend some time in this flat, with this great person.
