I'm a 29 year old female professional, looking to rent out the spare double-bedroom in my central Edinburgh flat to a young professional until the end of August (including over the Fringe Festival period). Rent would be £850 including all bills (council tax, factors fees, gas/electric, broadband, TV license etc. covered in the total to keep things simple) and a single private parking permit if needed.

The flat is bright and modern, on the second floor of the building. The main bathroom was renovated in May 2018 and has an electric shower. This bathroom would be virtually yours, bar visitors - as the master bedroom has it's own ensuite.

The rest of the flat is made up of kitchen, large living/dining room, and plenty of storage space. There is also a balcony, overlooking a grassy area, St Marks' park and the bridge over the water of Leith - it's a lovely view to have with coffee in the sunshine on a Sunday morning!

The double-room available is fully furnished - with a double bed, mattress, corner desk/chair and laundry basket. There is also a bedside chest of drawers, mirror and built in wardrobe.
