Rent includes: all bills (council tax, gas and electric, high speed broadband (Virgin) and a twice monthly cleaner.

The Flat: 1st floor flat. There are three primary bedrooms, large living room, kitchen/dining room, large hallway with cloakroom and bathroom. There is an additional room in the house that is my home office. Mixture of gas central heating and programmable electric radiators.

- Kitchen. Large, also has a pantry, and large dining table big enough to accommodate 8-10 people at a time. Units inc a washing machine, dishwasher, tall fridge/freezer, ceiling clothes hanger, gas hob and electric cooker.
- Bathroom - contains a large bath, and separate shower with two shower heads, one of those big 'rain' ones and a normal power shower style shower head.
- Living room - two sofas, fireplace, 39" Smart TV
- Misc: There is a communal garden, and space to secure a bicycle in the shared hallway.

The Location:
On street parking - no permits are required. ScotMid and Sainsburys are across the road, all the main bus routes on Leith walk stop within a block of the flat. All manner of restuarants within 100 meters either side of the flat. 15 minutes walk up the hill into Waverley and about 15 minutes to The Shore.

Us:

Tom and Kim - engaged couple who have been living in the flat for about 3 years. Tom is from Northumberland, works from home as a conference manager and enjoys going to the pub. Kim is from Australia and came across a few years ago. Very into the gym, yoga and cooking. We will likely be moving out October/December and after we go looking to only have 2 or the 3 bedrooms rented out full time.
