A double room for single or double occupancy is available in a bright, clean, modern spacious flat close to the city centre. Available from 29th July - 24th August 2023. Minimum stay 7 days. Ideal for Summer/Edinburgh Festival visitors to Edinburgh.

The flat is ground floor and situated in a modern private estate.
There is a sunny patio & garden.
The estate is surrounded with well-kept grass areas and private parking.
It's well served by buses 47, 19, 113, 21, 27, 37, 38, 24, 29 - a few minutes bus ride to the very centre of Edinburgh (1.5 miles).
There is also the 200 bus directly to the airport.
It is also next to a lovely leafy bike path into the centre of town and the surroundings: Walking or cycling, the path meanders though Edinburgh on what was the old railway line all the way down to the coast, or into the countryside.
The Western General Hospital is within walking distance.
It's also just a 10 minute walk from the foreshore of the Firth of Forth River.

There is private parking (free) and a secure bike shed.

The room has a double bed, desk, chair, bedside table, lamps, a wardrobe and plenty of shelved storage space.
Bathroom with bath/shower.
Full use of the kitchen includes your own cupboard space, fridge & freezer space
All bedding, linen & towels provided.
Soap, shampoo & conditioner provided.

The flat is close to the lovely Royal Botanic Gardens, the chic & trendy suburb of Stockbridge, Inverleith Park & Pond, The Western General Hospital, Fettes School, and the lovely walks beside the beautiful Water of Leith river. There is a sunny patio, garden & well kept green lawns around the flat to relax & enjoy the sunshine.

I am a well-travelled native of Edinburgh and business owner. I can provide you with much practical information on staying in & getting around Edinburgh/Scotland and much historical/tourist information and recommendations.

Ideal for visitors to Edinburgh over the Festival and Summer.
You would be sharing with landlady. The atmosphere of the flat is happy, easy and tranquil.
