Double room in Tollcross

I have a furnished room available in a 2nd floor flat right in the centre of Tollcross.

The room has a double bed and mattress, a very large wardrobe with mirrored doors, lamp with smart bulb (remotely adjustable brightness/warmth), dresser, reclined chair, and a small desk and chair. The room can be made either bright and fresh, owing to the twin windows that dominate an entire wall, or dark and cosy, due to the double roller blinds (privacy screen and blackout) and curtain. Despite facing onto a main street, the secondary glazing keeps the room warm and quiet.

The flat has a combined kitchen/dining/living room, with a reclining 2-seat sofa, table, full-size fridge/freezer, 5-ring gas hob & oven. The actual kitchen area is huge, loads of cupboards and counter surfaces.

I'm a young professional working in the IT & Tech industry and a live-in landlord. I take a lot of pride in my house, I like keeping it clean and tidy (but don't stress about it either). I'm working towards a reduced-meat, healthy lifestyle, and enjoy working out at the gym.

I've really enjoyed living in this area - Tollcross has a number of great dining (Caribbean, Korean, Nepalese, Indian etc), drinking, and entertainment options (Cameo cinema, Fountainpark, Grassmarket, Lothian Road etc) all within a couple minutes walk. There are two Puregyms within 15 minutes walk. The Meadows are about 3 minutes away, and the canal is behind a block of houses - both are great for walking and relaxing outside.

It's 10 minutes walk to Princes Street, 15 minutes to Haymarket station, 20 minutes to Waverley station, and I can usually get to the airport within 35 minutes using the Airlink 100. There are bus stops for the 10, 11, 15, 16, 23, 27, 36, 45, 101, 101A, 101S, 102, 102S, N11, N16, X15 right outside, with many more within a few minutes walk.

Ideally I'm looking for a fellow young professional or a final year/master's/grad student to take the room, but I'm totally open to hearing from anyone friendly and easy going. I'll consider any lodging terms up to a year in length, including short term lets.
