Double room in quiet, comfy flat - short lets only

I am renting out the spare bedroom in my 2-bed flat on a short-term basis i. e. 1 to 12 weeks maximum. Rent is £120 per week (including all bills). Single occupancy only. There is a comfy double bed in the room with a large wardrobe, chest of drawers and also a hidden shelving unit behind a false door so lots of storage space and space under the bed too. There is also a 2-seater sofa, a coffee table and full length mirror in the room (see pics). I am putting a small flat screen TV in the spare bedroom so you can access all the UK terrestrial TV stations e. g. BBC, Channel 4, ITV etc and the window overlooks a nice park so it is very private.

All bills are included e. g. water, sewerage, rubbish collection, electricity, gas heating, Internet/WiFi and TV license. Access to the shared bathroom (with electric shower), kitchen with all the essentials (bar a dishwasher), and a sitting room (no TV in here but lots of books) which overlooks a lovely park. The flat is on the 2nd floor so there are two flights of stairs to navigate. There is a shared flat roof on the ground floor as you come in if you want to store a bicycle etc. It is a very quiet and safe area of Edinburgh city to live in.

Lots of bus routes into town e. g. 10, 27 and 44, 4 are the closest and the airport buses (34 and 100) stop a short distance away. Lots more buses e. g. 25, 3 etc from Dalry/Georgie which is a short walk away. Haymarket is a 20 minute walk and Princes St about 30 minutes. You can also walk or cycle along the canal in either direction.

I am a reasonably clean/tidy, female professional in my mid-30's. I am a non-smoker and work from home 1-2 days per week. I have an office off my bedroom so I don't take up the shared living space. It is a quiet, residential building and neighbourhood so not a party flat but I have friends over from time to time.

Two large Lidl's supermarkets within 10 mins walk and the corner shop called Margiotta is well stocked and a 2 minute walk away. The local pub the Caley Sample Room is nice for a drink & food and there are lots of lovely bars and restaurants in Morningside and Bruntsfield which are about a 10-minute walk away. On street pay parking areas from 8:30 - 5:30pm if you have a car and its free parking at weekends.
