Description
The small guest room is available in Edinburgh in my flat until the end of August, ideal for a short-term residency, a visitor to Edinburgh, or a student. The base rent is £500 per month, with utilities and council tax approximately £125-130 per month (see below for a cost breakdown).
The flat is a cozy, fully furnished 2-bedroom property in Meadowbank – which is to the north east of Edinburgh city centre. The guest bedroom is furnished with a single bed, storage boxes, small desk, office chair, small table, and wooden closet. The flat is fully kitted out with plenty of modern items and technology.
Please understand that the room is small (2.6 m x 2.4 m) with very little storage space. It may be inappropriate if you are moving from a larger home with several suitcases.
Whilst there is a desk in the guest room, it is not a problem if you prefer to do work or spend most of the time in the living room to socialise and relax.
[About the flat]
If you’re new to Edinburgh (and to Scotland), a lot of homes in the cities are converted old worker tenement properties – the flat, like most, has high ceilings, and the building itself dates back to around 1898.
Each flat has its own aesthetic quirks, and in this one all the flooring, doors and frames are made from wood. We’re on the top floor, with stairs-only access.
The bathroom is relatively modern compared to the rest of the flat, with marble tiling, heated towel rack, and a shower with a small bathing tub below.
There is plenty of space for towels and toiletries, and I have extra towels for guests.
The toilet is in a separate room.
The kitchen includes an gas hob, washing machine, freezer, fridge-freezer, espresso machine, toaster, microwave oven, kettle; I have enough plates, bowls, cutlery, pans, pots etc., and you will have your own cupboard space. [Please note that the electric oven is currently not working, and will be either fixed or replaced over the summer.]
In the living room there is a flat-screen TV which can access internet streaming services, a PlayStation 4, and a Nintendo Switch. There is also a DAB digital radio and bluetooth speaker.
The sofa can be converted into a sofa-bed, and I have a duvet and pillows if you have a guest visiting.
[Other important information]
The flat is insulated with double-glazed windows. There is also high-speed Virgin Media broadband wireless internet throughout. Heating is through a gas boiler. We have a vacuum cleaner, drying rack, toolbox, broom, mop etc.
The property is fully insured.
I’d really appreciate if you help me to keep the common areas orderly and tidy. The flat can get dusty very quickly.

Hello! My name is James. I’m 29 and I own and live in the flat being advertised. Since 2018, I've hosted 6 different people in the flat, mostly students but also young professionals.
I work part-time in London as a university lecturer, although this situation is subject to change.
I’m originally from the south of England, but I’ve lived in Scotland since 2013. Norwegian is my second language, and the language I teach as a lecturer.
I am a chatty and sociable guy, and I enjoy conversations about politics, travelling and music.
I enjoy going on city breaks, going to pubs, reading, drinking coffee, playing quizzes, and learning about other people. I am the owner of 600+ books(!).
I don’t have any dietary restrictions. When I'm home, I often work in the evenings and wake up in the late morning.
I'm not particularly religious, although I am active in party politics in Scotland. You don't have to agree with me on all political things though!

I'm gay, so the flat is LGBT+ friendly. No smoking in the flat, please. Visitors are allowed (although, do let me know beforehand). The flat is located in Meadowbank/Lochend, which is 15 minutes by bus to North Bridge/the Royal Mile, or 25 minutes walking. The flat is right next to Meadowbank Shopping Park, next to a Sainsbury's and Lidl for groceries.
