I am planning to move home in 2026, but have not yet found a place, so I can only guarantee this room's availability until 1st March with a further guarantee of a rolling month's notice after that.
A double bedroom with en-suite shower room in a two-bedroom flat in the factored estate Powderhall Villlage in Canonmills, shared with the live-in landlady.
The room is east facing, getting the sun in the morning, and is furnished with a double bed, chest of drawers, bedside tables with lamps, desk and armchair, bookcase, full length mirror, TV and large fitted wardrobe.
The private en-suite shower room features an excellent Mira shower in a large stall, WC and basin with towel rails, mirror, shaver socket and storage cupboards.
Bedding and towels are included.
The shared space comprises the hall with video entry-phone and housekeeping closet, a sitting room with TV and record player and a well-fitted kitchen with dining area, washing machine, dishwasher, gas hob and electric fan oven, microwave oven, air fryer and fridge freezer. You will have exclusive space in cupboards, fridge and freezer.
Rent includes space for one bicycle in the internal bike store, gas, electricity, water, council tax, broadband and factor's fees.
A parking permit for one car is available for an extra £20 per month.
The flat is on the second floor and access is by lift or stairs. The communal areas of the building are cleaned and maintained by a professional company.
Powderhall Village is conveniently located just a five minute walk from Lidl and Tesco, and is also very close to the lovely green spaces of the Royal Botanic Gardens, St Marks Park and the Water of Leith walkway.
Nearby bus routes include 7, 8, 13, 23, 27 and 36.
Canonmills is just to the north east of the city centre, only one mile from John Lewis and the St James shopping centre and a mile and a half from Waverley Station, Princes Street and George Street. It is a mile to Stockbridge village with its Sunday farmer's market, high-quality array of independent shops and places to eat.
I currently work part time, mostly evenings and weekends, in a shop in Stockbridge. I have previously worked in a cookery school and for the National Trust. I like to get a good night's sleep but enjoy the occasional pub quiz and go to the cinema very regularly.
You will work or study regular, full-time hours, not work from home more than two days per week and you will be a non-smoker.
