Room to rent in a beautiful,new build

Hello 👋🏼
I have lived in my beautiful flat for over 2 years and my current flatmate is moving on.
Reeeaalllyyyy want to stay in my home , so looking for someone to rent my spare room .

The flat is situated in Newcraighall, Edinburgh a stone through away from Fort Kinnaird / Asda .... with lots of buses around if you don’t drive (there is also parking if you do)
The flat in a new build and fully furnished.
Cost would be £500 per month inclusive of rent , council tax , gas , electricity , WiFi .

I work full time in a preschool - 40 plus hours a week and have various things on most nights.

I also have a fur baby - so any possible tennents would need to like dogs :)
