Spacious Room To Rent In A Great Area

I am a young professional who has just moved to Edinburgh and rent a 2 bedroom flat -I am looking for someone to rent my spare room and split the bills (but also for some company)!
The room has a king sized bed and is very spacious. There is a bathroom just outside the bedroom (so not quite en-suite but almost) which you can have sole use of (I have an en-suite in my bedroom). The kitchen and living room are large and have all the amenities you might need including a dish washer, TV and microwave. There is also a small balcony to sit outside!
The flat is situated just off Lothian road and so is just 10 minutes to princess street. There are plenty of restaurants and bars on your doorstep! The flat is in a pedestrianised area which is quiet and safe. The canal is just round the back which is nice for going for walks. There are also several gyms within 5 minute walk!
I moved into the flat at the beginning of March and plan to stay for the next year or so while I settle into Edinburgh life. Looking for someone who would want to stay a similar length of time (if not longer).
I like to keep the flat clean and tidy and would like someone who does the same. I work 9-5 but often go to the gym after work or meet friends.
The rent is £600 per month and the council tax is £170 so £85 each. I haven’t paid any bills yet but they have been estimated at £50 per month so £25 each. You would need to contact the letting agent and be added onto the tenant agreement and therefore pay half of the deposit which is £750.
