This is a room in a shared flat, for a 12 month let, for a postgraduate student (Masters or PhD) in Edinburgh. Starting in early September.

The room is room 2, in 27 Viewcraig Gardens, and the price includes bills - i. e. unlimited BT Infinity broadband internet, gas, electricity, off-street parking if required. Council tax and water are free for students.

Edinburgh University central campus at George Square is about 8 mins walk away, passing supermarkets on the way home.

Your three flatmates will also be postgraduates of mixed nationalities.

The room is 12 sq metres approx, has a private door lock, central heating radiator with thermostat, large desk, 4ft double bed, wardrobe, chest of drawers, beside table, sofa, bookcase, double-glazed window with views of the monument on Calton hill in the distance (depending on the foliage by the season). IKEA furniture, adjustable blinds and curtains. Wireless broadband internet access.

The flat is in good order and includes two electric showers (one per 2 tenants), 1 bath and 2 WCs. There is a hall and a kitchen/dining area.

The communal area is a kitchen/dining area is approx 14 sq metres, and includes a basalt-topped dining table with four chairs. A well equipped kitchen with crockery and cutlery, pans and utensils for at least 6 and good kitchen surface area. There is an oven, grill, hob, microwave, fridge, freezer and washing machine with tumble drying cycle.

The flat is well equipped with fire safety equipment, alarms and an HMO licence. Gas central heating (radiators) and double glazing throughout.

You are in the centre of Edinburgh. Within 10 minutes walk are:
- most of Edinburgh University, Waverley train station, the Scottish Parliament, the Queen's Palace, The Royal Mile,
- two Edinburgh University sports centres and the societies centre,
- Tescos, Lidl and other shops, dozens of restaurants and cafes,
- the bus stop for free travel to Kings's building (university science block) and
- Holyrood Park (which contains a large hill, Arthur's Seat, a jogging circuit and a mile of cliffs, Salisbury Crags).

The room is for one person only, as otherwise the conditions of our licence to let (the Houses in Multiple Occupation Licence) would not be met.

It is for a student only, as otherwise the tenant would have to foot a council tax bill for the whole property.

It is for a postgraduate student only, so tenants can share a mature student atmosphere.

The room will become available in September, as it is occupied by another student beforehand.
