One double bedroom in well furnished central flat

I have recently bought a flat close to the city centre of Edinburgh and wanted to rent out the spare double bedroom.

As you can see in the pictures, which were provided in the brochure when we bought the flat, the apartment is extremely well furnished with an impeccable kitchen and bathroom. The bathroom has underfloor heating which is an added bonus for the winter. The kitchen has all the modern appliances and also a wine fridge which you might like to use.

I am looking for someone who is also a student (or PhD student) because of council tax purposes. However, I would be willing to take in someone who is a professional, however, they would need to pay for the entire council tax bill.

Rent doesn't include utility bills or broadband but as an estimate the broadband would be around £6 a month and utilities would be around £20 a month.
