This large characterful 4-bedroom flat is situated over two floors of a Victorian house in the well-established and rather posh neighbourhood of Murrayfield in Edinburgh City Centre. It is a quietly genteel place to live, with open outlooks over Edinburgh's ancient and not so ancient rooftops to the far horizon over the Edinburgh Hills from the flat's windows. LOCATION:

The flat is located in the quiet, safe, and upmarket area of Murrayfield, Edinburgh, close to the prestigious private St George's School for Girls, and offers a tranquil escape from the hustle and bustle of busy City life. Haymarket is a half mile east for easy access to the train station.

Nearby Roseburn is just 1 minute's walk around the corner, where there are local shops lining the main road and where the bus stops are. These include cafes and grocery stores, as well as a pharmacy and other shops.

For recreation, sports, and weekly grocery shopping, the property is close to Murrayfield Stadium and there is a large Sainsbury`s Supermarket and a Marks & Spencer Food Hall at Craigleith Retail Park, only a few minutes' drive. Corstorphine and Edinburgh Zoo are an approximate mile west of the flat for fun days out.

The flat is also very close to the Water of Leith cycle path and walkway. It is conveniently located for the West End, Edinburgh City Centre and Haymarket Station.

The area is well placed for ease of access to the City bypass, Edinburgh International Airport and all central Scotland`s motorway links. The airport is approximately 10 minutes's drive or 15 minutes
by public transport.

TRANSPORT:

Three minutes' walk from the front door of the flat is the main road, with three bus stops where numerous buses offer easy access to various parts of the City. Five minutes on the bus will take one to the West End, and 3 minutes' bus ride will take one to Haymarket Station.

However, if you prefer to walk, it is only a 20-minute flat and easy stroll to Edinburgh City's West End. Haymarket Station is 10 minutes' walk from the flat.

NOTE ON PRICING:

This is a large family flat situated over two floors of a large Victorian house with four bedrooms, and we are happy to let it out to a family or to two separate individuals.

However, there is NO HMO, thus we can only let the flat to up to 2 parties only. HOWEVER, there are 2 extra bedrooms available to each tenant for use as a private sitting room or study. This large double upper flat also has a beautiful shared lounge, a large dining room, and a good-sized kitchen with window seat.

The TOTAL rental rate would be £1500 per month EXCLUDING bills for a monthly let. The flat can be rented by two buddy-ups (i. e. two separate individuals) or it can be rented by a family for the same amount.

The flat MUST NOT be sublet by tenants who are renting the flat, and may NOT accommodate staying guests despite the extra bedroom accommodation per guest as Edinburgh Council's HMO regulations are strict, and we cannot risk violating the law on this matter.

We would prefer you find someone to buddy up with yourself as you will know better whether you would enjoy living together, but we will help you look for someone if necessary.

FLAT'S OCCUPANCY RULES:

Upper Coltbridge Terrace is a large characterful double upper fully furnished 4-bedroom flat with separate large lounge, dining room, and kitchen.

However, as explained above, HMO rules dictate that it can only be let out at the most to two UNRELATED persons, which means that only ONLY two tenants or a family may occupy the flat at any one time. Thus, should two separate unrelated tenants rent the flat, each tenant will be offered two rooms for private use, whilst sharing the rest of the flat with the other tenant.
