NEAR ART Pallette and Meadowbank House! Our flat is within a 5-7 minute walk to Holyrood Park and Arthurs Seat - with great views of it from the kitchen. There are also corner shops, takeaways and coffee shops.

All amenities are nearby too; i. e. Morrisons, Sainsbury, Meadowbank retail park - are within walking distance. Meadowbank stadium 5 minutes away; Abbeyhill is about a 10 minutes walk, which is lots of coffee shops and bars, such as Safari Lounge and Red Kite Cafe, Tailor Cafe and Wine, etc.

The monthly rent includes Council Tax and Broadband - but excludes gas and electricity; which is billed monthly at 50% on receipt of invoice.

Our stairs are quiet. The flat is a double upper flat; meaning there are two floors - and so a spacious apartment. The room has its own bathroom.

There is one other flatmate - she is a recent graduate from UoE and is working; she has her own room and bathroom. (I am mostly working away). Looking for a responsible, respectful and friendly flatmate, who is clean and respects privacy, space and have a calm, chill vibe. We keep a clean flat and are looking for those who respect and keep communal spaces clean.

Located in a relatively busy yet quiet residential area, it is within 15 minutes by bus to the city centre (4, 26, 44, 5, 124, 45, 113, X5, X7). Off-street parking is available too, and the area has a relaxed feel to it. One can also easily walk to the city centre across Holyrood Park.

For relaxing and hanging out within the neighbourhood, there is the Barista Coffee shop for excellent pastries and coffee. The Edinburgh ART Palette (St. Margaret's House) is an indie arts centre hosting all kinds of wonderfully bohemian and off-beat events and activities - including yoga classes.
