Lovely double room available

I'm looking for someone to take my large double bed room in the Lauriston area of Edinburgh. The flat itself has more than enough room; with 3 bedrooms, a spare room, two bathrooms a kitchen and a living room. Central Heating and Wi-fi is included within the bill costs - see below

The bedroom comes with all of the furniture in the pictures, apart from the white cabinet. There is plenty of storage space in the room - the compartments at the window sill lift up, giving plenty of extra hidden storage. The double bed also has storage drawers underneath. This bedroom and the living room has great natural light during summer. The kitchen is fully equipped with everything you would need (i. e dining table, dishwasher and all cooking utensils). There are two bathrooms; one is pictured and the other is just a smaller room beside the front door.

The flat is situated just outside of the city centre which i found to be a perfect location. It is a 25 minute walk from princes street, 10 minute walk to Grassmarket and only a 30 second walk to the Meadows. There are plenty of shops for any shopping nearby - with a Tesco and Sainsburies only 10 minutes away. There is also a Pure Gym round the corner if you fancy that. If you drive, you are able to buy a permit to park on the road outside the flat.

The current flatmates, Jenny & Alex are wonderful girls who are great fun to live with. It's generally a very sociable flat and there is always things to do in evenings and at the weekend.

Our letting agents are Watt Property who have been amazing in my time in the flat. Whenever we have had any issues in the flat, we just drop the agents an e-mail and they send out for a fix within the next couple of days. Given the sizes differences in the room - we decided to stagger the rent prices for each of us. Since this room is the largest room, it is the most expensive out of the three.

Bills (inc council tax) - £85 (approximately)

Watt Property also take a £600 security deposit.
