I'm Fraser, I work in a busy coffee shop. I am looking for a new flatmate as my current flatmate is leaving and I love the flat so I don't want to leave.

The flat is in good condition and is in a really good location with lots of bars and shops near by. Its very close to the canal and a 2 minute walk away from the meadows.
The bedroom has a double bed, a big wardrobe and set of drawers and a desk. All the rooms in the flat are well lit and get a lot of natural light especially in summer.

The flat is ideal for anyone working in town being within 20 minutes walking distance from most of the city.
Just off lothian road/ dalry road so there are great bus links to the whole city.

The room is bright and comfortable with a big window that lets a lot of natural light in.

The flat has one other bedroom and a shared bathroom. The kitchen is lovely with lots of workspace and dishwasher, washing machine and dryer.

The rent is £455 without bill/ council tax. Bills and council tax bring it up to approx £540pcm.
I generally work a lot and am away most of the day.

I am happy to do online viewings due to covid 19 and speak on the phone or whatever to answer any questions you may have.
