Hi there! :)

I hope you are well. My flatmate is leaving Edinburgh at the end of September. This means that I am seeking a new flatmate and hopefully friend to move into the flat ideally around 1 October, 2022. Preferably long term (12 months or more).

The location:

The flat is located in the Canonmills area of Edinburgh right beside King George V park. Princes Street is a 10-15 minute walk (mostly uphill, but manageable). There are ample cafes, restaurants and pubs within walking distance.

There is a Tesco and Lidl right around the corner (2-3 min walking) which makes shopping both efficient and easy. For anyone wanting to go for walks/runs or have a BBQ or picnic, Inverleith Park is no more than a 10 minute walk away as well. People who rely on public transport (such as myself) there are several bus stops within walking distance of the walk that will take you into the city centre. such a Lothian Bus (23, 27 and 36). The flat is also within walking distance (5 min) of the Botanical Gardens.

The Flat:

The flat is a upper-ground floor two bedroom property consisting of: hallway, shared bathroom, study/storage, 2 Double Bedrooms, Living Room and Kitchen. There is wooden flooring throughout with a few upgrades (New Fridge/Freezer, Oven, Microwave, Kitchen and Bathroom Flooring and rug). Both bedrooms face the communal garden and therefore are fairly quiet at night. As you can see in the pictures the flat is well maintained, regularly cleaned, and looked after by the tenants. Both bedrooms have double beds (divan) with wardrobes, bedside tables and storage space.

About me and the flat:

I am a 35 year old German/American who has been working and living in Edinburgh more than 6 years now. I work full-time for the University of Edinburgh within the Denary of Biomedical Sciences.

In my spare time I enjoy exploring all Edinburgh/Scotland/UK has to offer which can be city tours or hiking trails such as the Pentland Hills. Due to Covid-19, my travels have been very limited, but I am hopeful that I will be able to travel more in the future and always welcome good company along the way (if you fancy the great outdoors as well).
I enjoy seeing new places and meeting new people as well as spending a day wandering around a museum.

I am not a big party person, but every once in a while I do enjoy the odd night out to a nice pub with live music and good food, rather than going to a busy and loud nightclub.

I enjoy good company, but also respect people's privacy and do not mind keeping to myself at times.

Ideally I am looking for a kind, considerate and responsible flatmate who will treat this flat as a home rather than a temporary place to clutter up, and who will pro-actively help keep the entire flat clean and tidy without needing to be reminded or asked to do so. (Cleaning rota can be made if required).

Preferably you will also want to chat, cook a meal together, go for a hike/walk/run or explore Edinburgh/Scotland/UK (not obligatory). I understand and respect the need for privacy as well, but prefer not to have a flatmate who will be reclusive all the time. (That usually leads to uncomfortable living situations.)

This flat is not a party flat. There is no issue with having a few friends or partner around time and again, but most socialising should be done outside as this is a fairly quiet place to come home to and relax. Preferably, you will have a similar 9-5 Mon-Fri work life and calmer lifestyle, and not come crashing into the flat late at night on a regular basis.

The rent is 475 GBP per month. Council Tax (Band D), and Internet bring the monthly costs per person up to 571 GBP.

Gas and Electricity were paid separately quarterly and we split these bills 50/50 when they came in. However, due to the energy cost spike, we are now paying these monthly instead, and currently these average to 50 - 60 GBP per month per person (Summer).
As such, I am seeking a flatmate who will continue to help keep the bills to a minimum by being energy efficient (turning off lights in rooms not being used, not heating excessively, no long hot showers, etc) In winter we can agree on times to heat, as we do not need to sit in a freezing cold flat.

The pictures are not up to date as there have been some room changes/swaps but most of the furniture will remain the same as you see it.
