Welcome to my wee main door flat in Polwarth, right next to the Union Canal. Despite being on the street it is quiet and peaceful, with the bedroom looking out onto the shared garden and union canal.

The location as great. Just a 10 minute walk to Haymarket Station and lots of shops and cafes on the doorstep.

The flat is suitable for a couple or one person. There is a living dining room as you enter through the vestibule, a shower room, separate toilet, double bedroom and good storage. You can access the garden at the back through the close at no 32.

There is a new sofa bed in the living room, and the kitchen is fully equipped with fridge, microwave and built in cooker. There are lots of kitchen utensils.

There is new flooring, a new gas boiler and a new mattress on the double bed. Some bedding is provided so it really is in walk in condition!

I am looking for a tenant who is preferably in employment, can supply references (work and previous landlord) and ID confirming right to live in the UK. This is all a requirement of my insurance.

I would also prefer someone who will make this their home and not looking for any 3-6 months rentals.

I cannot do virtual viewings or interviews. If you are not already in Edinburgh please do not register interest. I wish to meet my prospective tenant(s) in person and there is a lot of demand.
