2 Rooms By The Meadows For Let

Hi Edinburgh! We have 2 double rooms for rent in our lovely Meadows flat – available from the 1st of November, long term.
FLAT: The flat has 3 bedrooms, 1 bathroom, big kitchen, 2 big closets and a small laundry/box room. There is no living room, but the kitchen is a decent size and includes a small sofa. The flat includes traditional wooden window frames and floors, gas heating, electric shower, washing machine, fridge-freezer, microwave etc. Rent is £490 pm plus bills which are £30-40 pm (gas, wifi and electricity). The house is HMO licenced for 3 people (no couples - or pets - sorry!) and all the fire and carbon monoxide alarms/fire proofing are up to date. The landlady is very lovely and accommodating – she does require a month’s deposit (that will be put into the Safe Deposit Scheme. Rent is paid by direct deposit on the 1st of each month. I have been living in this flat for 2 years now and have very much enjoyed it here, and am looking for flatmates because my current flatmates have just (sadly for me) finished their degrees and are moving home. The rooms themselves are spacious, and there is also lots of storage space around the flat.
LOCATION: Located directly on the South side of the Meadows, it is perfect for University students (main campus, King’s Buildings, etc, all close by foot/cycle or by bus) and is a 15min walk to the centre – 20 from Waverly Station and Princes Street – 10 min to Summerhall, Nicolson’s Street etc. There are two Scotmids, a Sainsbury’s and various shops, restaurants and pubs within a 5 minutes’ walk. Also, fancy a cold one in the sun? Nay problemo, the Meadows are LITERALLY on our doorstep!
ABOUT ME: I (Joe) am a 3rd year PhD student (Physics) based at King’s buildings. Because of *everything*, I work from home most days, except when I am teaching on campus. I enjoy cooking, chatting, chilling, watching a movie in the kitchen when I’m at home. After work and during weekends I love playing badminton, exploring the countryside, and going climbing (indoors and outdoors)! (When allowed,) I also enjoy having friends over for dinner and boardgames. This won’t be a party flat, but having friends and partners over is definitely welcome!
NEW FLATMATES: We would prefer Master’s or PhD students for council tax reasons and to keep the balance in the flat. We also expect cleanliness and a respect of the common area (keeping the floors hoovered, surfaces wiped down, plates washed, trash taken out, etc.).
